Gym Renovation and Upgrade Project
Goals:
· Refresh and expand the usable area for working out in the Fitness Center ; Gym.
· Update gym equipment to reflect current state of the art and the needs of the current demographics of Owner.
· Remediate problems with humidity and mold.
Background / Rationale:
· There has been a persistent problem with mold that needed remediation
· A large area of the gym is taken up by underutilized support areas:
o There are two restrooms, mens and ladies in the gym while there are similar facilities within < 50’ in both the Owner Meeting Room and the Pool area.
o The sauna is little utilized
· Gym equipment was last updated in ??? and equipment that was closer to the state-of-the-art and better reflecting the demographics of the Owners would improve its utility.
Status:
· Report at Building Committee Meeting 10Nov23
o Cost Estimate: $200K
o Remodel men’s bathroom; make communal
o Eliminate women’s bathroom
o Purchase new exercise equipment
o Install new floors
· A survey of the current state-of-the-art gym equipment was made and a selection proposed for the upgrade. See ….
· Plans have been drafted and a cost estimate received.
· The Building Committee approved taking the plan to the Board
· On 28 February 2024 the Board voted to conduct a vote by the Owners to approve a $1.5K special assessment per unit to complete the project.
· At the Special Membership Meeting is on 14 March 2024 the vote on $1,500 / Unit assessment failed by a vote of 44 for; 19 opposed
Management:
· This project is under the Aegis of the Building Committee
· Dave Puccio, member of the Board and the Building Committee has the project lead.
Scope-of-Work Synopsis
· Convert two existing restrooms into one unisex restroom with washbasin, toilet, and urinal.
· Remediate mold problem and install waterproof sheetrock.
· Purchase and install new gym equipment as selected.
· Replace existing solid door from lobby with a translucent door that offers privacy while adding some additional light and indication of occupancy.
